Location 
INCOPER is perfectly located one block from the periferico, one block from the Merida – Dzitya road, behind the LODEMO gas station and YUCARRO’s Terminal. It is also located 7.5 miles from Merida’s International Airport and 18 miles from the commercial harbor in Progreso. 

Access
There are three ways to access the property at INCOPER:

1) From the periferico:   There is an entrance directly from the periferico to a paved road on the side of the LODEMO gas station and behind the YUCARRO´s terminal. This road has wide lanes, allowing access for large trucks.

2) From the periferico, exit towards Dzityá:  After the exit, drive 1,000 feet north, and then turn West and drive 900 feet to the INCOPER property. 

3) From the periferico:  Another entrance next to a business named CRIT provides access to the property on a currently unpaved road.

Future Development Plans
University Avenue – University Avenue has been designed and approved by the Urban Development Plan of the City of Merida to join all the adjacent educational institutions including: Universidad Modelo, Universidad Interamericana, Agora, Facultad de Ingeniería, Facultad de Matemáticas, Universidad Tec Milenio, the West Campus of the Universidad Tec Merida and some others. This avenue will become one of the access roads to INCOPER.

Overpass – In order to separate and distribute the transit of heavy goods vehicles and private vehicles from residential areas, an overpass project is currently in the planning stages.

New residential and commercial developments - The area is partially populated, and it offers growth opportunity for commercial services and workplaces which will contribute to the development of the area.
